About Miami Gardens Impact Windows
Miami Gardens Impact Windows replaces and protects the openings of homes in North Miami-Dade: impact windows, impact entry and French doors, impact sliding glass doors, hurricane shutters, impact garage doors and standard window replacement. Every product we put on a quote carries a current Miami-Dade Notice of Acceptance or Florida Product Approval for the High-Velocity Hurricane Zone, because that is what the building department checks.
Most of the houses we see are concrete block homes from the decades when Carol City, Norland and the neighborhoods around them were filling in. Many still have their original aluminum frames, awning windows or jalousies, or a mix of old and newer openings added over the years. Our job is to look at every opening, explain which ones matter most, and give you a price you can plan around.
How a job runs
- Measure and look. We visit, measure each opening, note the frame type and what is around it, and ask how you use each room.
- Price it line by line. The written quote lists every opening with its size, product, glass, color and approval number, plus removal, stucco or trim work, permit fees and disposal.
- Handle the paperwork. Permit application, product approvals, the window and door schedule, HOA affidavit if your community has one, and the Notice of Commencement when the job is over $5,000.
- Order and install. Impact products are made to size, so we order after the permit is moving. Installation is done opening by opening so the house is closed up each night.
- Pass inspection. We schedule the inspections and leave fastener covers off until the inspector has seen them.
What we do not take on
We do not do roofing, structural changes to walls or new additions. If an opening needs to be enlarged or a new one cut, that requires engineered drawings and a different permit path, and we will tell you up front. Most of our work is single-family homes, duplexes and townhouses. Condo units in buildings over three stories can be done too, but they need the association's approval, a threshold inspection and engineering, which adds time to the job.
