Replacing Glass in an Aventura Condo
Aventura is mostly condominiums, and buying impact windows for a unit in a tower works differently than for a house. Development began in the early 1970s under Eddie Lewis and Don Soffer, the area was first called Turnberry, and the city incorporated on November 7, 1995. Its building stock is dominated by the high-rise condos near the Intracoastal and Dumfoundling Bay, so most of our Aventura conversations start with the building, not the window.
Wilma showed the weak point
When Hurricane Wilma crossed South Florida on October 24, 2005, windows in some Aventura high-rises blew out and upper-floor units flooded. Wilma left about $2 billion in damage in Miami-Dade, and its winds were strong enough to damage high-rises across the region. Upper floors see higher wind pressure than the ground, and once a sliding door or window fails, rain pours in and can travel to units below.
What the association controls
Most Aventura buildings have rules for exterior changes: frame color, glass tint, the style of the balcony door and sometimes the approved product line. Some boards have already chosen a single product for the whole building. Get the rules and approval first. We can provide the product approvals, test pressures and a scope for the board's engineer.
Threshold buildings and special inspectors
Miami-Dade's permit guidance says window and door installs on threshold buildings, those over three stories or 50 feet tall, require inspection by a state-certified special inspector, plus wind calculations and a threshold affidavit. That adds steps and time. Once permits are issued, installing a typical condo unit takes a day or two, but the paperwork usually takes longer than the work.
Balcony sliders
The balcony door is usually the largest glass in the unit and the one most exposed. Impact sliding glass doors for high floors need higher design pressures and often heavier frames. We measure the opening, confirm the floor height with the building and pick a door whose approval matches the pressure the engineer calculates. We also check the sill for water resistance, since balcony doors take wind-driven rain straight on.
Townhomes and single-family homes
Aventura also has townhomes and houses around the Turnberry golf course at its center. For those, the process is closer to a typical house: measure, calculate, permit, install and inspect, with any HOA approval first.
Inside the unit during installation
Condo window replacement happens from inside the unit in many towers, so we cover floors, move furniture away from openings and keep the work area contained. Old frames come out, the openings are checked and sealed, and new units go in with the anchors their approvals require. Debris leaves through the service elevator on the schedule the building sets.
Noise from the waterway and the roads
Units facing Biscayne Boulevard or the Intracoastal deal with traffic and boat noise. Laminated impact glass reduces both, and insulated laminated units do more. If quiet matters, mention it during the board review so the approved product can include it.
Size of the market
The 2020 census counted 40,242 residents and 26,469 housing units, with nearly 29 percent vacant, a sign of how many units here are seasonal. If you are away for the summer, impact glass protects the unit without anyone needing to close shutters.

Aventura Questions
Can I replace only my unit's windows?
Usually yes, with association approval. Many buildings require a specific product or color, and taller buildings need a special inspector.
Why do high floors need stronger glass?
Wind speed and pressure increase with height. The engineer's calculation for your floor sets the design pressure the product must meet.
