Keeping a 1920s House Looking Like One

Miami Shores has some of the oldest single-family homes we work on, and choosing impact windows for them is as much about appearance as protection. The Shoreland Company, led by Hugh M. Anderson, bought the land in 1924 and marketed the area as America's Mediterranean. It built 118 upscale Italian-inspired homes before the September 18, 1926 hurricane halted development and the company went bankrupt in 1927. Twenty-five of those houses are now on the National Register of Historic Places.

Style choices that fit

Mediterranean houses typically have tall casement windows, arched tops, divided lites and heavy wood or iron doors. Impact casements are available with simulated divided lites, grids between the glass and dark or wood-look frames. Arched impact units are made to fit radius tops within the size limits of their approvals. For a front entry, impact wood-look fiberglass or aluminum doors with decorative glass can stand in for a heavy original door. If your house is a designated property, check with the village about review before choosing a product.

Later homes too

Most Miami Shores homes were built after the boom, ranch-style and block construction on tree-lined streets. Those houses take standard single-hung or horizontal roller impact windows, plus a slider or French doors to the back. We look at the whole house and suggest products that fit its age.

On the bay

The village has about 2.49 square miles of land and 1.29 square miles of water, with Biscayne Bay on its east side and Miami Beach across the water. Houses east of Biscayne Boulevard face more wind and salt, which affects design pressure and finish choices.

Village size

Miami Shores incorporated on January 2, 1932, and had 11,567 residents in 3,905 housing units in 2020. Barry University's main campus is here. The village has its own building department; check its window and door requirements before we order.

Garage doors and carports

Many Miami Shores homes from the 1940s and 1950s have a carport or a single-car garage. If yours has a garage door, an impact version with reinforced sections and tested tracks closes the largest opening. Carport-side doors into the house are another opening that is easy to forget.

Living through the install

On an older house, removing an original window can reveal surprises: rotted wood bucks, cracked stucco or old steel frames embedded in the block. We plan time for those repairs and tell you about them as we find them, before closing anything up.

Trees and canopy

Miami Shores has mature trees across the village. Large limbs are a debris risk in a storm, so ask an arborist to look at them, especially over bedrooms.

Sliding doors to the pool

Many Miami Shores houses have a rear patio and pool reached through French doors or an old aluminum slider. Impact sliding glass doors with laminated panels and reinforced interlocks replace them, and multi-panel or pocketing versions open the room up to the yard. We set the new door in a flashing pan and check the patio slope so rain drains away.

Insurance and mitigation

Once every opening is protected with approved products, a wind mitigation inspection can document it for your insurer. The inspector looks for approval labels and paperwork, so keep the permit and product approvals we leave with you.

Miami Shores Questions

Can impact windows have true divided lites?

Most impact units use simulated divided lites or grids between the glass, since each pane must be laminated. From the street, they look very close to traditional lites.

Is my house historic?

Twenty-five Shoreland homes are on the National Register, and the village may have its own rules. Ask the village about your address before ordering.
