Replacing Windows in a City Built Around an Arabian Nights Theme

Opa-locka homeowners asking about impact windows usually have one of two houses: a postwar block home with standard openings, or something much older with arches, odd sizes and decades of patched frames. Opa-locka was chartered as a town in May 1926, laid out by aviation pioneer Glenn Curtiss during the land boom, and its theme came from One Thousand and One Nights. That history shapes how a window replacement job goes here.

The Moorish Revival buildings

Architect Bernhardt E. Muller designed the Moorish look, and somewhere between 86 and 105 buildings went up in that style, with onion domes, minarets, horseshoe-style arches and tile work. Twenty surviving buildings are on the National Register of Historic Places as the Opa-locka Thematic Resource Area. If your property is one of them, or sits in a designated area, talk to the city before choosing a product. Historic review can affect frame color, grid patterns and whether an arched top has to keep its shape. We can measure the true opening, including the arch, and price units that follow it rather than squaring it off.

Window replacement on standard block homes

Most Opa-locka houses are plain concrete block with rectangular openings, and the work there is simpler. We remove the old unit, check the wood buck or the block for rot and spalling, repair what needs it, then set the new impact window with the anchors and spacing shown on its product approval. Exterior stucco returns and interior trim get finished so the new frame looks like it belongs. Single-hung, horizontal roller and casement styles are all available in impact versions.

The 1926 storm and what followed

The Great Miami hurricane of September 1926 mostly spared Opa-locka's buildings, but it ended the land boom and slowed the city's growth for years. By the end of that year, at least 62 buildings were complete and 31 more were under way. The bigger lesson for South Florida came in 1992, when Hurricane Andrew hit the county as a Category 5 and caused roughly $25 billion in damage in Florida. The statewide Florida Building Code that grew out of that storm took effect by 2002, and it is the standard every new opening is installed to today.

Airport noise and laminated glass

Opa-locka Executive Airport, run by the Miami-Dade Aviation Department, handles a steady flow of business jets and private planes and is home to a Coast Guard air station. If you live under the approach, laminated impact glass is a practical way to bring the noise down along with improving storm protection. Ask about a thicker interlayer or an insulated impact unit if sound is your main concern.

Entry doors

The front door on many Opa-locka homes is an older wood or steel unit. An impact entry door with multi-point locks and laminated glass in any lites replaces it as a complete tested system.

Permits

Every replacement window in Opa-locka still needs a permit and an approved product, because the whole county sits in Florida's High Velocity Hurricane Zone. Check the current submittal list with the City of Opa-locka's building department before work begins; we handle the drawings and product documentation once you sign.

Opa-locka by the Numbers

  • Chartered. Opa-locka was chartered as a town on May 14, 1926, by 28 registered voters; Glenn Curtiss laid it out.
  • Historic buildings. Twenty surviving Neo-Moorish buildings are listed on the National Register as the Opa-locka Thematic Resource Area.
  • Housing. The 2020 census counted 16,463 residents and 6,210 housing units, 5.3 percent of them vacant.
  • Airport. The U.S. Navy opened a base at Opa-locka's airport in 1933; today the field hosts a U.S. Coast Guard station.

Opa-locka Questions

Can impact windows be made with an arched top?

Yes. Arched and half-round impact units are manufactured, but the shape must match a tested size range on the product approval. We measure the arch on site and confirm the product covers it before ordering.

Will a historic property limit my choices?

It can. Designated buildings may need design review for frame color, grids or profile. Ask the city about your address first, and we will work within whatever it approves.
