Lakefront Lots, Big Glass and a County Permit

Ojus has more water than most people expect, and that shapes how impact windows and sliding doors are chosen here. About 16 percent of the community's 3.16 square miles is water, the Oleta River drains its east side, and many neighborhood lakes date to the early 1900s, when rock was dug for road building. Houses that back onto those lakes usually have their biggest glass facing the water.

Sliders facing the water

A rear slider on a lakefront lot catches wind coming across open water, so it often needs a higher design pressure than a front window. Impact sliding glass doors are built with heavier interlocks, reinforced meeting rails and laminated glass, and each one is approved for specific sizes and pressures. Taller and wider panels narrow the product list quickly. We measure the opening and calculate the pressure before showing you options, so you are not falling in love with a door that cannot be permitted for your wall.

Thresholds and drainage

Where a patio meets the water, sideways rain can push water under a slider. We look at the sill height, set the door in a flashing pan and check the slope of the deck outside. On some homes the patio grade needs adjusting before a low sill is a good idea. We will tell you that up front.

Unincorporated permitting

Ojus was once an incorporated town, but the town was dissolved in 1935. A 2018 county referendum to form a new municipality from parts of Ojus and nearby areas narrowly failed. Today it remains unincorporated, so Miami-Dade County reviews and inspects window, door and shutter permits.

Greynolds Park and the rock

The name traces to 1897, when Albert Fitch picked a Seminole word meaning plenty. After 1900, A.O. Greynolds's Ojus Rock Company dug limestone here, and in 1933 Greynolds donated a former quarry that the Civilian Conservation Corps turned into Greynolds Park between 1936 and 1939. That park now covers 265 acres along the Oleta. Homes close to the park and river have mature trees, so after we install, we talk about trimming any limbs that could hit a new window in a storm.

Trees, limbs and the river corridor

Mature oaks and other large trees line many Ojus streets, especially near the park and the river. Falling limbs are a classic source of wind-borne debris. Large missile impact testing is designed around that kind of hit, and impact glass that cracks but holds keeps the house sealed. It is still smart to have an arborist look at limbs hanging over the roof before storm season.

How long it takes

After the county issues the permit, most single-family jobs in Ojus take a few working days on site, depending on how many openings there are and whether any bucks need repair. Large sliders and custom sizes add lead time at the factory, so we order as soon as the permit is in hand.

The rest of the house

Ojus is bounded by I-95 on the west and Biscayne Boulevard on the east, with Aventura and North Miami Beach next door. The 2020 census counted 19,673 people and 8,635 housing units. For front-of-house openings, impact single-hung windows and an impact entry door are the most common requests after the slider.

Ojus Facts

  • Water. About 0.51 of Ojus's 3.16 square miles is water, and the Oleta River drains the community's east side.
  • Rock pit lakes. Many neighborhood lakes were dug in the early 20th century to supply rock for infrastructure construction.
  • Greynolds Park. A 265-acre county park built by the Civilian Conservation Corps from 1936 to 1939 on a former limestone quarry.
  • Unincorporated. The Town of Ojus was dissolved in 1935, and a 2018 vote to form a new city narrowly failed, so the county permits work.

Ojus Questions

Does a lakefront slider need a higher rating?

It often does, because open water raises wind exposure. We calculate pressure for the actual opening and choose a door rated to meet it.

Who inspects work in Ojus?

Miami-Dade County, because Ojus is unincorporated.
