Fast Growth, Newer Homes, County Permits

Country Club grew almost entirely after 1990, and homeowners here often ask about impact windows for houses and townhomes that are newer than most in the area. The community had 3,408 residents in 1990 and 49,967 by 2020, in 18,198 housing units. It takes its name from the Country Club of Miami, which opened in 1961 when this corner of the county was largely undeveloped.

Newer doesn't always mean protected

Homes built in the 1990s and later went up under stronger codes than older South Florida stock, but many were built with shutters or panels instead of impact glass. That means every storm still means installing panels, and the stored panels may be missing or bent. Replacing windows with impact glass ends that routine. Owners also often add an impact garage door and replace the patio slider.

Townhome rules

Many Country Club neighborhoods are townhomes and HOA communities. Associations commonly set frame color and glass tint. Miami-Dade's permit guidance says permanent storm shutters on HOA homes need the association's approval before a permit issues. Get the HOA's okay on windows and doors before ordering too.

Unincorporated area

Country Club is a census-designated place, not a city, so Miami-Dade County reviews and inspects permits. The county asks for an application, a contact sheet, elevation drawings and product approvals; we prepare those from our measurements.

Location and water

The area has the Broward line to the north, Miami Lakes to the south, Palm Springs North to the west and Miramar across the line. The Palmetto Expressway runs along its southern edge. About 0.29 square miles of its area is water, mostly lakes inside subdivisions, and lakefront lots usually have larger rear glass.

Garage doors on two-story homes

Many Country Club houses and townhomes have a front-facing garage. An impact garage door with reinforced sections and a tested track system closes the largest opening, and battery backup on the opener helps when power is out after a storm. If the townhome association sets door styles, we work from its list.

Second-floor windows

Two-story homes and townhomes are common here. Upper-floor windows are hard to cover with panels, which is one reason owners switch to impact glass. Installation from inside the house avoids tall ladders on narrow side yards in many cases.

Noise from the Palmetto

Homes along the southern edge hear the Palmetto Expressway. Laminated impact glass cuts that noise, and insulated laminated units do more.

How the county permit goes

Miami-Dade asks for a building permit application, a contact sheet, elevation drawings with each opening's size and location, and product approval numbers. We prepare all of it from our measurements, submit, then schedule the county inspection after installation.

Occupancy

The 2020 homeowner vacancy rate was just 0.7 percent, so most homes are occupied year-round, and we schedule installs to keep families in the house during work.

Country Club Questions

My house already has panels. Why switch?

Panels work if they are installed in time and all accounted for. Impact glass protects without anyone home and replaces aging windows at the same time.

Does the HOA need to approve impact windows?

Most associations want to review exterior changes. Get approval before ordering so the color and style match.
