Salt, Height and Wind on a Barrier Island

Sunny Isles Beach sits on a barrier island at an elevation of about 3 feet, and owners shopping for impact windows here deal with three things at once: salt air, high floors and ocean wind. Collins Avenue runs the length of the city with the Atlantic on one side and the Intracoastal on the other. The city has one of the tallest skylines in the country and was the most densely populated incorporated place outside the New York area at the 2020 census.

Salt air and frame finish

Salt spray attacks aluminum, hardware and fasteners. For oceanfront units, we look for frames with a finish rated for coastal use, stainless steel fasteners and hardware, and a design that drains water away from the track. Rinsing frames and tracks with fresh water every few months does more for longevity than most owners expect. Ask us which products offer coastal finish options in your building's approved color.

Height means higher pressure

Wind pressure increases with height, and corner units take the most suction. The engineer calculates design pressure for your floor and location on the building, and the window or door has to meet it. On upper floors, large sliding doors are often the hardest openings to match, and a building may need a heavier commercial-grade system.

From motels to towers

Harvey Baker Graves bought the land in 1920 and marketed it as Sunny Isles, the American Riviera. In the 1950s and 1960s more than 30 motels lined Collins Avenue as Motel Row, and starting in the early 2000s redevelopment replaced most of them with high-rise condos and hotels. The city incorporated on June 16, 1997. Hurricane Wilma badly damaged the old pier in October 2005; it reopened as the Newport Fishing Pier in 2013.

Building rules and inspectors

Most Sunny Isles condo towers are threshold buildings under Miami-Dade's definition (over three stories or 50 feet), so window and door installs need a state-certified special inspector, wind calculations and a threshold affidavit. Condo boards also control product, color and tint. Get the board's rules first; we provide approvals and pressure data for its review.

Rental units and timing

Many Sunny Isles condos are rented seasonally or short term. Replacement work is easiest to schedule between tenants, and boards often limit construction hours and days. We plan around those limits and coordinate access with management so the unit is ready when the next guest arrives.

What stays the same

Inside the unit, the change most owners notice is quiet: impact glass cuts the sound of Collins Avenue traffic and ocean wind. Views stay the same, and many products offer clear low-E glass that keeps the ocean view bright while cutting heat.

Seasonal owners

The 2020 census counted 19,328 housing units, with about 47 percent vacant, a sign of how many owners live here only part of the year. Impact glass protects a unit full time, so nobody has to fly back to close shutters. If your unit already has hurricane shutters, we can also service or replace them.

Not legally, beyond the approved product, but coastal finishes and stainless hardware hold up much better in salt air.
