Replacing Windows in a Village of Single-Family Homes

Biscayne Park is a small village of mostly single-family homes, and impact windows here are usually a whole-house replacement project. The village sits between North Miami to the north, Miami Shores to the south, the Biscayne Canal on the southwest and the Florida East Coast Railway on the southeast. The 2020 census counted 1,312 housing units and 3,117 residents.

Older homes, older openings

The land was a tropical nursery when Arthur Griffing settled it in 1903, and it was platted as Griffing Biscayne Park Estates in 1921. Homes built over the following decades often have wood bucks around the windows, steel casements or jalousies, and openings that do not match today's stock sizes. When we pull an old window, we check the buck for rot and termite damage and replace it where needed before setting the new unit. That step is easy to skip and costly to regret.

Window replacement choices

For older homes, owners often choose impact casements to keep the look of the original steel windows, or single-hung units with simple grids. Low-E laminated glass cuts heat gain on the west and south sides. Frame colors from white to bronze are widely available, and many products offer exterior and interior colors that differ.

A village with roots in the Depression

The village took shape during the Depression: 113 voters voted to incorporate as a town effective December 31, 1931, and it became the Village of Biscayne Park in 1933. Its village hall is a log cabin of Dade County pine built by the Works Progress Administration and finished on January 24, 1935 and still stands.

Railroad noise

Homes along the FEC rail line on the village's southeast edge hear freight and passenger trains. Laminated impact glass cuts noise noticeably, and insulated impact units cut it further. If you are near the tracks, ask us to price both.

Front doors and side doors

Many Biscayne Park houses have a front door under a small porch and a side door to a carport or utility room. Both should be upgraded when the windows are. Impact entry doors come in fiberglass, steel and aluminum, with multi-point locks and laminated glass in any lites. A side door can often be a simple solid impact door.

Paperwork for your insurer

Hold on to the permit card and the product approval sheets when the job is done. They are what a wind mitigation inspector asks to see before marking your openings as protected, and that report is what your insurer uses for any discount.

Trees on older streets

Mature trees line many village streets. Large limbs over the house are a real debris risk, so ask an arborist to look at them before storm season even after impact windows are in.

Sound from the canal side

Houses along the Biscayne Canal get more open exposure to wind than those deeper in the village. On those lots, rear openings can need higher design pressures, which we check during the calculation.

Permits

The village handles its own permits. Ask the village for its current window and door requirements; we supply drawings, product approvals and pressures.

Biscayne Park Questions

Can I keep the look of my old steel casements?
