Broward County, Same Hurricane Zone
Hallandale Beach is across the county line in Broward, but impact windows here are held to the same High Velocity Hurricane Zone standard as Miami-Dade. Broward and Miami-Dade are the only two counties in that zone, and the Florida product approval system separates products approved for use inside the HVHZ from those approved elsewhere. If you buy a window here, it has to be approved for HVHZ use.
Katrina's first landfall
Hurricane Katrina is remembered for New Orleans, but it first made landfall on August 25, 2005, between Hallandale Beach and Aventura, shortly after becoming a hurricane. It dropped heavy rain across the Miami area, left about 1.45 million people in South Florida without power and caused deaths from falling trees in Broward. Two months later Wilma hit the region again.
Condos and houses
Hallandale Beach has 28,443 housing units, with 31.4 percent vacant in 2020, which reflects a large seasonal condo market. For condos, the association controls product and color, and taller buildings can carry extra inspection requirements, so check with the city's building department. For single-family houses, the process is a standard window permit.
Hurricane shutters still have a place
Many condo units and older homes here still use accordion or roll-down shutters. Where owners are not ready to replace windows, we service or replace shutters, and every product must carry an HVHZ approval. For balconies, roll-down shutters are common because they close from inside.
A Flagler-era town
Henry Flagler recruited Luther Halland to start a settlement around 1895, and the town incorporated on May 14, 1927, as Broward's eighth municipality. It was renamed Hallandale Beach in 1999. Gulfstream Park, with horse racing and a casino, is its most famous landmark. The city's elevation is about 7 feet, with the Atlantic to the east.
Single-family houses
Away from the condo towers, Hallandale Beach has single-family neighborhoods, many with older block homes with original aluminum windows. Window replacement there follows the usual pattern: measure, calculate pressures, permit with HVHZ approvals, install and inspect. We check bucks and stucco returns as we remove each old unit.
Gulfstream area traffic
Homes near Gulfstream Park and the main roads hear steady traffic. Laminated impact glass cuts noise, and insulated laminated units do more. Ask us to price both if noise matters.
Garage doors
Single-family homes with attached garages should include the garage door in the plan. An impact garage door uses reinforced sections, struts and tested tracks, and it needs an HVHZ approval like any window. Battery backup on the opener helps after a storm knocks out power.
Inside a condo during installation
Condo window and slider replacement is usually done from inside the unit. We protect floors, move furniture away from the work and keep debris contained, then remove it on the building's schedule.
Permits
Hallandale Beach has its own building department. Check its current window, door and shutter submittal list; we provide the HVHZ product approvals and pressures.
