Big Glass on a Low-Rise Island
Golden Beach is a small, all-residential town where impact windows and doors tend to be large and custom. The town sits on a barrier island about one mile long and four blocks wide, between the Intracoastal Waterway and the Atlantic, and high-rise and commercial building is not allowed within town limits. That leaves single-family homes, many of them with walls of glass facing the ocean or the waterway.
Oversized openings
Modern homes here often have floor-to-ceiling fixed glass, multi-panel sliding doors and pivot or large-format entry doors. Every one of those has to carry a Miami-Dade or Florida approval for its exact size range and design pressure. On an exposed oceanfront lot, the pressure the engineer calculates can be high, and the bigger the panel, the fewer products qualify. We work from the architect's or engineer's opening schedule when there is one, and we will flag any opening that is larger than available approved products before you commit to a design.
Salt and sea level
The town's elevation is listed at 0 feet, and every home is close to salt water. Coastal-grade finishes, stainless fasteners and good drainage in sliding door tracks matter more here than in inland towns. We also look carefully at sill heights and flashing on ground-floor doors, since wind-driven rain and splash both hit at the threshold.
Settled in 1924
Golden Beach was settled in 1924 and incorporated on May 23, 1929. In 1981 most of the roads into town from A1A were closed, and The Strand is now the single way in, with a police guardhouse. For any window job, that means arranging access ahead of time and scheduling deliveries so trucks are not blocking the one entrance.
Small town, few houses
The 2020 census counted 961 residents in 175 households. With so few homes, almost every project is unique. We usually see whole-house replacements in older homes and custom packages on new construction or major renovations.
Entry doors and pivot doors
Large pivot and double entry doors are common on new Golden Beach homes. Impact versions exist, but each one has to match its approval for size and pressure, and pivot doors in particular have fewer approved options. We review the design early so the front door is not the last-minute problem on a custom build.
Garage doors on estate homes
Many homes here have wide garage doors facing the street, sometimes with glass panels. An impact garage door uses reinforced sections, laminated glass in any lites and a tested track system. On a sea-level lot, we also look at the threshold and weather seal, since water at the garage floor is a common complaint after heavy rain.
Maintenance near the ocean
Salt residue builds up on frames and tracks quickly in Golden Beach. Rinsing with fresh water every few months, lubricating rollers and keeping weep holes clear keeps sliders running smoothly and frames looking new.
Permits
Golden Beach has its own building and zoning process. Check the town's requirements for exterior changes before ordering, since custom openings have long lead times and changes after ordering can be costly.

Golden Beach Questions
Can a 12-foot glass wall be impact rated?
Some very large systems are approved, but the list shrinks as size and pressure rise. We check approved products against your exact opening before design is final.
Do you coordinate with my architect?
Yes. We work from the opening schedule and engineer's pressures, and flag anything no approved product can meet.
